Talk about sellingFirst-time buyers
I’m Angelo Shelby, a Las Vegas REALTOR® focused on helping first-time buyers understand what it actually takes to own a home.
A lot of people assume they need perfect credit, a huge down payment, or years of preparation before they can even speak with an agent. In reality, you may have more options than you think—and the first step is simply understanding where you stand.
I’ll help you make sense of the details and what happens between your first search and getting the keys. I keep the process straightforward, stay available when questions come up, and never expect you to already know how real estate works.
Even if you’re unsure whether you’re ready, reach out. We can look at your situation, talk through your options, and create a realistic path toward buying your first home.
Let’s find out how close you areAdjust the assumptions to see how each part contributes to an illustrative monthly total.
Example inputs are assumptions, not current rates or property-specific costs. This is a starting point for a conversation — not a lender quote or a decision about what you qualify for. Excludes maintenance, utilities, closing costs and other expenses. Mortgage insurance varies by loan; adjust it with your lender.
The right home starts with how you want to live. Let's compare location, home style, commute, and the monthly costs that matter to you.

No question is too basic. And you don't have to be ready to buy tomorrow to talk about it today.
Ask me your questionNot necessarily. Some loan options allow a smaller down payment. Your lender can explain which options fit your situation, including how mortgage insurance may affect your payment.
Plan for more than the down payment: closing costs, moving expenses, and a cushion for repairs also matter. We can start with your goals, then have a lender help you estimate the actual cash you'll need.
That's a good time to start asking questions. We can talk about your timeline and what you want in a home, then identify the next step — whether that's meeting a lender or continuing to prepare.
There may be assistance programs worth exploring. Availability and eligibility depend on the program and your situation. A participating lender can help confirm the current options and requirements.
We'll discuss services, compensation, and any required agreements before you commit. Buyer-agent compensation is negotiable; how it's paid depends on the agreements and the transaction.
Local perspective
Las Vegas has always been home. Helping people find their place here is personal.
I grew up in Las Vegas, so I’ve had the opportunity to watch the city expand and change into the place it is today. Las Vegas is more than the Strip—it’s a collection of neighborhoods, communities, and people that make it a great place to call home.
Before entering real estate, I spent years working directly with people throughout the Las Vegas community. That experience taught me how important it is to listen, communicate clearly, and make people feel comfortable asking questions.
Today, I bring that same approach to real estate, with a special focus on helping first-time buyers. Buying a home can feel complicated when you’ve never done it before, but you don’t have to figure everything out on your own. I’ll explain each step, help you understand your options, and give you honest guidance without pressure.
A better first conversation
A real estate decision is personal before it’s transactional. The process should make room for your questions, your pace, and the tradeoffs that matter to you.
Your timing, priorities, and concerns shape the plan from the beginning.
Know what the next step is, why it matters, and what choices are available.
Responsive communication helps prevent uncertainty from becoming stress.
